Hi FTN,
I just want to clear up a few things. First, we do not charge for our Zestimates. I saw you did pay to post a home for sale, but that is separate from the Zestimate. Second, the zestimate is not meant to be an appraisal or a CMA. It is a starting point only. We are very transparent about this. The Zestimate is computed by data points, so it could never factor in anything aesthetically adding value. This includes updating and landscaping.
When you update your home facts, depending on your change, the zestimate may or may not increase. Also, if it does, it increases gradually over 4 -8 weeks.
As with any low ball offer from a buyer for any seller, you should have all your comparable sales on hand proving to the buyer why you think your home is worth what you are asking.

Ftn - I do understand your frustration. Being in the field it is frustrating for an Agent with seller clients as well. I can tell you, that we would never, ever, come up with a value from Zillow for a list price or selling price. They are way off, like I stated in my 1st response, on value. We do update our listings home facts, to bring up the zestimate, which sometimes it does & sometimes it does not, on all our listings, because we do understand & care that Buyers look at these numbers. And I did see that you updated yours as well a few weeks ago. From what I have read, it takes Zillow several months to update the zestimate from your facts, another frustration for home owners. We also teach our clients that the BEST way to get the market price for purchasing a home is by doing a CMA of the immediate active, pending & sold data. Again, I understand your frustration about Zillow, we feel it too & there are many others who feel the same way.

Thanks tkdr...you obviously are aware of your surroundings and are willing to provide your opinion at no charge. Zillow on the other hand, for a fee, provides an inaccurate service called a "zestimate" which is clearly out of the scope of their abilities or concerns. This feature, in my opinion, is detrimental to the process for both the seller and potential buyer by creating an immediate hostile environment. The seller should be made aware of what this "imaginary number" will be and determine if they are willing to pay for it before it becomes binding. As for you Marie Souza, it appears that you are supporting Zillow for not reading or not caring about the home fact updates. Just like them, it appears that you are not reading the info on the home either. If you had, you would have noticed that we've done the home facts updating. Once again, Zillow is not paying attention as the update had zero effect on the Zestimate.

It doesn't help because people view information that they find on the internet at "gospel". If they see it in print then it must be true. You are creating unnecessary problems for misinformed buyers and sellers of excellent updated properties. There are several inaccurate properties in my neighborhood that I know of. For example one is over estimated and the others are underestimated on Zillow. The subdivion is an unusual mix of 60 and 30 year old houses, a few brand new houses. Comps are difficult enough for the appraisers to establish wihtout Zillow confusing buyers. I am an informed buyer looking to downsize, which is why I am concerned by Zillows inacurate estimates. Whether they should or not people do use this information as comps for making offers. Not all realtors are informed or as scrupulous as they should be. Zillow is not a good service.

ftn - I know that the Zillow estimates can be a frustrating experience for sellers. These are only estimates, Zillow has not been to your property or through your home & does not know about all the upgrades you have done in your property. Buyers may use Zillow for a reference, but any Agent who is helping those buyers would pull comparables from the Local MLS System which should back up your asking price. For example, a home that sold on a main, busy street can be compared to a home in a quiet neighborhood on Zillow, since it is within the same radius/location. We know being perched on a main road can be a drawback, we know being in a cul-de-sac neighborhood surrounded by beautiful homes as compared with backing up to strip malls adds value, we know that a large fenced in backyard overlooking a mountain, with a trickling stream is a far better atmosphere (for some buyers) than a busy, traffic jammed road with an intersection, but Zillow does not recognize all those details. It is pulling hard facts from various online resources, comparing "apples to apples". Both these homes have the same square footage, # of bedrooms, # of baths & lot size. They don't know that the cul-de-sac home has a granite chef's kitchen, amazing master suite with his & hers enormous walk-in closets & private bath with steam shower & soaking tub. They see "bathroom" and "bedroom". So although, I do sympathize for all the frustrated home sellers who are upset with the "zestimates", please rest assured that any buyer with an agent, who is really in the market to purchase your home, would not & should not be pulling comparables from Zillow to write an offer.
If you have an agent, ask them to log into their Zillow account & update the home facts, this may bring up the zestimate. If you don't have an agent, you can "claim" your own property & edit all the facts.
