Hi Bingo,
I understand your frustration with Zillow, it seems a lot of people out there are running into these same problems!
I would start to ease your concerns by explaining that Zillow itself knows their Zestimates are not accurate. They are based soley on assessors data, which is often incorrect! Zillow does not try an hide this information, they provide a video to explain how they pull their data, and also regional statistics to show HOW far off their Zestimates can be in your specific area. You can watch the video here.
There are a few things you can do!
The first thing you can do is contact a REALTOR in your area (if you need help finding a good one let me know and I can put you in touch with a great agent!) and have them peform a CMA on your property. This will give you a true up to date value on your home, with all of the variables considered.
Secondly, I would suggest claiming your property in Zillow, and completing your OWN Zestimate! You can choose the comparibles most suited to your home and adjust for any special features. Here is a video that shows you how to do this.
I hope this helps ease some concerns about Zillow. They are just a starting point, a database of public real estate information!

Why isn't Zillow using true comparable properties, disregarding uniqueness?
Therefore, these properties are NOT COMPARABLE.
IF your estimate is not based on actual comparables, it doesn't have any validity and it adversely affects your credibility.
