Because realtors have the MLS locked up. The only way to get on it is to pay a realtor some money. Barring that exposure I see no other reason you would need to use a real estate agent. You can always sell it yourself.

Using an experienced real estate salesperson will help make your purchase or sale transaction run smoothly and hopefully without any surprises.  As a professional it is the Realtors responsibility to know the ins and outs every step of the way.  There are many things that come up during the transaction and with an experienced Realtor representing you they will handle the majority of these without you having to worry about them.  Sure you can do it yourself, but as with many things in life it is much easier to have someone else handle the responsibilities for you.

Generally speaking, if you use a prudent and knowledgeable Realtor to represent your best interest in purchasing real estate, our knowledge about the local area, the local market, properties available, real estate laws and contracts and our experience in negotiating can help find you the best property and get you the best deal!  Plus, if the property is conventionally listed, the Seller pays the Buyer's Agents commissions!  Usually, I'll save you enough money, and make the deal so fun and simple, you won't ask this question after giving us the chance.

wI think for people who want to learn the ins and outs of the contracts and the potential legal pitfalls of representing oneself in the sale or purchase of a property, their is an argument for not using a Sale Person or Broker Associate.  However, I do believe that using a Realtor who has a legal and professional duty to represent a tlient's best interest will make the process less daunting for most people.  Additionally there is the question of time.  Many people choose to use a Real Estate sales person (and I hope a Realtor) because they have full schedules.  On a very practical note most people do not want to show their own homes to prospective buyers nor do they have the time.  Also, most large brokerages offer far better marketing reach for people wanting to list their homes.  Unfortunately these services are not cheap.  In short I think this question falls into the category of "why should I use a mechanic to fix my car".  If you are a good mechanic and have the time then I guess there is no reason to use a professional.  Real Estate is not rocket science but the process can overwhelm people and many people prefer to have a buffer when it comes to selling such a personal asset.

Can't really rely on industry numbers since they are primarily meant to promote. An outside study on the numbers apples to apples would be nice, but is hard to come by.

Could your Statistics be from the National Association of Realtors?

Could they be from the Profile of Homebuyers and Sellers done each year?

The SURVEY with a less than 8% response rate?...

Consumer names and addresses were obtained from Experian, a firm that maintains an extensive database of recent home buyers derived from county records. Information about sellers comes from those buyers who also sold a home. All information in the Profile is characteristic of the 12-month period ending June 2011, with the exception of income data, which were reported for 2010. A Realtor is a professional in real estate that you hire to help with a real estate transaction, just as you hire an auto mechanic to help with your vehicle issues, or a Dr. you hire to help with your health issues.

Interview several Realtors, and choose one you feel comfortable with.  Remember, YOU are the one who has to be happy with whom you hire.

A local real estate sales person has been inside most of the homes and can shorten your purchasing time if you provide honest information as to what you are looking for in a home.  Plus, purchasing a home in today's market is a lot more difficult and a good agent can smoothe the process for you.
