Why, specifically, did your estimate for 14 Railroad Avenue, Paoli PA drop $22,000 this month?

I'm sure the number (which is pretty specific) came from a specific calculation.  Please share.  Was it due to specific comparable nearby properties which were sold for specific amounts, or due to a blanket estimated percent value change which you applied to a larger general area, or what?  This would be very useful to help me determine what weight if, if any, to give to your estimates.

Maybe there are lower comp's purchased prices recently which may affect the Zestimate, however your home is still worth about $270K.
