If you're asking which of the two is more reliable, then it would definitely be the appraisal. Zillow has its own method of computation. An appraiser assesses fair market value by comparing location, your particular property versus other properties that were sold in the current market, etc. An appraiser and a realtor for that matter, will never rely upon a Zestimate as a valuation tool.
