Bigger house size used to get lower price per sqft, home's value = structure value + land value. Price per sqft = home value / house size, since your home has the lot size that almost as same as your neighbor's lot sizes and it has bigger house size that compares to your neighbor's, naturelly it has lower price per sqft.
