That is true, but how can the 1764 sq ft house single lot (4641 Aspen $322000) be worth more than the 3597 sq ft house double lot( 4458 Yellow Pine Ave $295800) (finest construction built 2001)

Bigger house size tend to be lower price per sqft.
For example:
* 1st house has 1000 sqft, structure's value is $100K, land value is $100K
Price per sqft = ($100K + $100K) / 1000 sqft = $200 per sqft.
* 2nd house has 2000 sqft, structure's value is $200K, land value is $100K
Price per sqft = ($200K + $100K) / 2000 sqft = $150 per sqft.
