Why would 2 identical houses located side by side differ in value by as much as 10%?

My house and my neighbor's house are the exact same model on the same size lot on the same side of the street.  My house has had numerous improvements, while my neighbor's house (owned by an 85 year old man) has not had any improvements.  His is very clean and neat and looks like a house straight out of the 50's.  My house has a new kitchen, new bathrooms and a brand new furnace.  His house is valued at $310K, while mine is valued at $284K.  Normally I wouldn't care, but I plan to sell soon, and this makes my house look bad.

Zillow uses the core public facts on the house, and doesn't use upgrades nor appearance as there are no ways to systematically obtain that information.

Often the reasons for differences between two identical houses are last purchase price as well as tax basis. here's a description by a Zillow employee on those two.   

It is important when looking at the Zestimate to look at it together with the value range.  Many people skip the value range and focus on a single value called the Zestimate.
