Why would a 2br condo be valued 10k more than a 3br in the same community?

I own a condo in Seneca Village in Chino and according to your estimates, it is valued at 176k while a 2 bedroom has a value of 189k. I don't understand how it can vary so drastically.

Dont get VALUE and ZESTIMATE mixed up. Yes, a three bedroom is usually more valuable.

A home is valued on size, up grades, and lot size.  A two bedroom vs a three bedroom can still have the same sq footage or a bigger yard.  However, the owner of the bigger home just might want to get rid of it, have a bidding war, or it is bank/short sale deal.  Again the owner of the smaller home might be asking more knowing people are low balling offers in the market today.  Was the home officially appraised?
