Why would a homeowner choose an Agent that does not provide individual assistance or support?

I am always perplexed when I see another homeowner choose a Real Estate Agent that does not provide them with assistance or support: no staging advice, no repair advice, no replacement advice, no Open Houses, no Agent Caravans, no mass web-posting of the listing; in other words an Agent that simply plops the sign in the front yard and places the information on MLS.  Popularity? Local print advertising?

Not everyone wants a full service agent.  Yes some people succeed in selling with limited service or even FSBO.  It is a matter of how much of your own time you put into. 

Success is also contingent on the ability to separate BS and reality, but that comes into play whether you use a full service Realtor, limited service agent or go it alone.

When listing a home I believe a seller should always use a full service agent to correctly market their home. Of course, the seller should make sure they are selecting a full service agent that will correctly market their home. A seller should request a presentation of what and how the agent will market the home. Also, a timing & action calendar that ties back to the marketing presentation and how the agent is going to communicate with the seller. This communication should be timely and action oriented.

People often seems to choose agents based on the pitch for the listing, the promised list price or their popularity in the local neighborhood area.

It is very important to ask for the average days from listing to sale to make sure that they are not buying the listing with an unreasonable list price, ask about how price reductions are handled, ask specifics about the marketing plan and try to get an agent referral from someone that has successfully used them to sell their house.

Because they know best and selling a house is easy, why give away so much to an agent that does nothing? Do what I do - wait for them to expire then revisit them and see if the attitude has changed.

On the positive side, the second time through they've already been bloodied by the market and some degree of common sense will kick in. You can't fight dumb!
