Most often when I see price increases like that it's because of a combination of factors including
-a seller who bought low, last year was very slow and many buyers were able to do that;
-updates or repairs made by a seller to enhance a properties value and appraisability, i.e new carpet paint and appliances can make a big difference, as can doing major or minor repairs;
- location: in areas with a good jobs recovery, and low inventory, multiple offers are driving prices up quickly.
