Take a Zestimate with a grain of salt. They base it on a national an state level not a local market level. Some times they are close usually the closer to the major cities of a state. An appraiser should be a better judge of the local market. If you as an agent they would probably more than happy to give you a very good Comparative Market Analysis.

Why zestimate value of this house is much higher than its total assessed value?
According to my research, Zestimate value of the houses in this area is quite similar to the total assesed value of the house. Actually many of them are even lower.But 5949 is an exception. So why zestimate for 5949 is much higher than its total assessed value?
