Will Portland, Oregon Close Sales Improve in August?

Here's a sneak peek at the Portland metro area home sales figures for August 2010. These are not to be construed as final data as RMLS typically waits about ten days after the end of each month for all sales to be reported. However, these are interesting if you simply want to gage whether or not there will be a significant change in the month-to-month trend line.

As of 7:55 AM on September 2, 2010 there were 1,283 closed sales reported via RMLS in the Portland Metro Area. I suspect we'll see another 200 to 400 reported by the time RMLS publishes their official stats in their monthly Market Action Report. 

Last month we saw July 2010 closed sales declined 29 percent on a year-over-year basis (1,412 in July 2010 compared to 2,012 in July 2009). It looks as if we'll hover right around those same levels for August 2010.  You can read the entire report on my blog: [link removed by moderator]

Is it a contest?  I'll say no. I know several realtors whose business is slow.  Most of my August business was refinances.

I'd say no. The rmls numbers, prices and falling employment would suggest that the buyers credit was the last hurrah until median prices and incomes meet again.

Sunnyview ... spot on w/r/t prices and employment. The initial data does suggest that the number of closed sales for August will be right around July's depressed levels.

Michael Dolan ... We're hearing the same thing. We've been very fortunate this year and have managed to close more deals in 2010 than all of 2009.

No, but you have to take the data with a grain of salt. The tax credit skewed it one way and the end of the credit skewed it the other.

I do have to say, though--and this is a gut feeling--things are stabilizing just a tiny bit and will start to look up in a few months.  I haven't felt this way in a long time.
