I do think that taking away your garage would hurt the value of your home. What I would do is do the renovation but make it easy to be reversed. When the time comes that you need to sell it then you will be able to put it back to a garage. For now do what works fo you and your family.

It might make your home unsellable to someone that wants a garage.
You should keep the project simple and easily revertable back into
a garage. Window ac unit or split pak, baseboard heating. Keep it simple. Do not under any circumstances, tie the hvac system into your main house. Enjoy the sq footage and convert the house back when you put it on the market.

In my area it will make your home hard to sell. We have a lot of homes that have had this done and they sit on the market forever. I am not sure this would apply to you. We are in Chicago area and it get's very cold in the winter.

Since it is the norms in The Colony to have a garage converted, I don't think it will hurt you. Get the job done by a professional and add air conditioning to the room so you can include it in the square footage.

Information adapted from Remodeling magazine's "cost vs. value report" 2006 came up with a list of the top 2006 remodeling projects that added the greatest amount of resale value to a home. Job cost with resale value which then translates into a percentage of original job cost recovered, go to my twitter page to see 8 different projects described according to the list. http://twitter.com/dmakela Even with the top 8 projects 100% of job cost was not recovered and some did better than others. Needing extra living space is reason enough to consider this project. I recommend getting several bids from licensed general building contractors. Ask friends and family who they have had a good experience with. Good luck.

In calculating a sales price for any property a number that many potential buyers look at is the price per square foot. Currently you have an estimated 1042 sq feet of living space and a garage, which is nice to have, but if you convert it you would be adding living area. Therefore your price per square foot would reduce which always makes a buyer feel they are getting a good deal. In addition, for resale you would be appealing to a bigger group of buyers, those that need 2 bedrooms and those that need 3 bedrooms. People do not need a garage it is nice to have, but they do need additional bedrooms! Hope this helps.
