It would depend on wether you have rented the home for more than a year, to show you a capable of acting as a land lord. But yes you should be able to use both of your incomes.The rental of the previous home is probably the biggest step you will have to make. But I do have a loan officer that can help with all of this, if you would like him to.


Will a lender consider both spouses' income when living in separate states?
We own a house in California that we now rent and I moved home with my mom (so no housing expenses). The rent covers our monthly principle, interest, taxes, and insurance payments, plus a little extra for any repairs needed.
Since I live at home with my mother with no rent or mortgage expenses, will the lender use both our incomes to qualify for a VA loan (my husband's the vet)?
