The NAR study is a good starting point for understanding value and ROI.  The decision to add solar is personal based on environmental values as well as economics.  Currently it's hard to quantify the value that a potential buyer will perceive or the appraised value.

The Annual Cost versus Value Report does not track solar pv and solar hot water additions yet. Once these and other green features become standard in the annual report it will be easier to find values.

Window replacement is the only energy improvement feature that is tracked by the report.  Roofing replacement assumes standard asphalt fiberglass shingles, not a greener metal roof.

The Remodeler's Council report recently added the ability to compare improvements on a CIty, Regional and National level.

The National Assoc. of Realtors (NAR) did a study that shows solar electric panels (solar pv) adds $20 of value for each $1 saved in annual electricity savings. This applies to Solar Electric PV Systems, I am not sure about solar thermal products such as pool water heaters or home water heaters.

"Value" is a relative term. It may add value on one buyer's eyes, but not in another's. Solar Panels and Pools are things that seller's should do for themselves because there is no concensus that they "add value."
