Will anyone do a 90% LTV refi on Long Island? great credit, no late payments

Bought house in 2007 and put 10% down. 1st mortgage and 2nd mortage w citi. Having trouble finding anyone to re-fi b/c lower appraisals don't give us 80% LTV.

If your 2nd mortgage was used to purchase the home, then refinancing the two together should be treated as a "rate & term" refinance and you could go up to 95% with conventional financing and 96.5% with FHA financing.

If your combined loan amounts are over the conforming & FHA loan limits, then that could explain why you'd have difficulty refinancing them both together above 80%... considering there are some pretty expensive homes in Port Washington & Sands Point, may be the issue.
