Yes. Appraisals are not a science, but rather an art. Most appraisers have the same data to work with, but adjustments may vary, and they may not choose the same sold properties to use as comparables in their reports.

Unfortunately, yes they will all vary.  There are several reason why, but one that I have noticed is when an agent leaves the neighboring comparables in the home for the appraiser to view.  This is to show value and usually are chosen to appraise for the contract price so that the issues are lessened.  If an appraiser uses his/her own comparables, there are probably many short sales etc. that bring down the value and that way the home may have issues appraising.  Lisa REMAX Town Center Park Potomac

Though the appraise dprice shoul dnot vary it will....however the variance should not be more or less than 10%.  The more data you can give the appraiser to support a higher price normally the higher the apprasial...that is why i always meet with the appraiser before he starts the apprsisal so I can see what he is thinking then provide data to support the sale or contracted price...best of luck

10 different appraisals will show 10 different values. THOUGH in Joplin, where you live, it should not vary that much, as the median price of homes is around $80K. Variance should be 10% or between $75K - $85K.

Yes, indeed.   Once we had three paid appraisals (all completed within one week).   The range was 25%.     Appraisals are an opinion of value, hopefully with the appraiser taking time to visit the property.    The only true value? The number on the check written by a buyer (and their mortgage company).

Yes, they will vary from one another, they are opinion.  Hopefully they will not vary as much as AVM generated values such as Zestimates, and will not vary as much or have the built in bias to the high side like CMA's.
