what is a full time agent vs a part time agent? does a full time agent work 40 hours a week and a part time 20?  why would it matter as long as their agency is a full service agency and they are able to fullfill your needs.  Agents nowadays can work from home any hours they feel like it, and as long as an agent is available to their client, I can't see why it would matter.  I have no idea how many hours a week my ageny works, could be 60 for all I know.

mpal,

 

full time agent is avalable to practice real estate and service listing 24/7. It's 8:38am, the primary offices I'm associated don't open till 9:00am and close at 7pm.  I work from my home office and have access to my primary offices 24/7.  What needs must the be fullfilled to the listing contract?

i would rather have a conscientious part time agent that has great marketing ability that is working with 1 or 2 listings,  than a full time dope working with 6 or 8. all things being equal, it would be a no brainer.

While many agents are 24/7 (and I'm guilty as charged), you don't have to be a workaholic to be considered "full-time".  I'd suggest that a full-time agent is one who dedicates his/her entire work day to the business of real estate and does not hold another job.

 

I know many full-time agents who only work a standard 8-hour day, and some who don't work on the weekends at all (not sure how they manage that in this business), and many more who are workaholics like me... but I think what you're NOT looking for is an agent who works 9-5 at the local department store Monday-Friday, and only dabbles evenings & weekends at real estate.

It's not the amount of hours agents work in real estate, but whether they work in real estate exclusively. Balancing other commitments, like a second job, or staying home with kids, makes for poor availability and flexibility. There are two types of agents: The ones who practice real estate as a job and the ones who practice real estate as a career.

I have to agree with Sandy.  When I recently sold my house, my REA needed to be available when the buyers were making things happen.  If my REA had another job commitment competing for his/her attention, I would have been even more stressed than I was already.  I know another REA (not mine) that has a full-time job as a food concessions manager at Disneyland in addition to being a REA.  That is NOT who I would want selling my property!  What if an offer came in and the buyer's agent couldn't reach him/her because of the other job?  In this market, that simply can't happen, or you are likely to lose a sale.

Admittedly, azrob doesn't fit the regular profile of the agent the average joe is looking for.

 

But he has more than adequately proven his value and knowledge on these boards, and may be one of the precious few who can pull off selling real estate and maintain another job.

Avoid me too, I prepare and negotiate contracts with the federal government as well. I suck at real estate due to the fact that I have another job...oh and I have kids and a family too. That makes me really bad at it.

It's more important to actually be able to CONTACT your agent IMO.  I know a number of full-time top producing jagoffs that won't answer their phone to save their sole.  What good is working full time if you don't let your clients or other agents contact you?

Marci,

 

I second that.  During the last six months I cannot remember one listing agent that I called and they answered.  

 

Its like there is a screening going on by the agents to get the voicemail first and then respond. 

 

But to be honest I dont answer 1-800 numbers or out of area callers as 99 out of 100 are marketers.

Well Marci, I always answer my phone. I may do other things besides real estate but that doesnt mean I dont do real estate at set hours. I do what I have to do when I have to do it. Maybe Joe Schmoo down the street who works at the bank as well can't deal with his real estate cleints during certain hours. That is not the case for me. However, apparently just because I do other things with me life besides real estate...that automatically makes me a bad agent. RUN FROM ME. Most people do anyway. LMAO

I agree Marci!

If you can't reach the agent your working with, whats the point of having a mobile phone.

The ONLY time I do not answer my phone is if I am showing homes. It is a little disrepectful to be talking on the phone when you are supposed to be working with your buyers. I do answer any messages asap.

Listings are most times handled by the broker's office anyway unless the listing agent has to be there to show the home.

 

I work in this industry full time and then some. It does not make me any better than another real estate professional, I just don't have time to work another job. I am in this business because I love it!

I enjoy meeting new people and hopefully finding them the home of thier dreams.

My family does not have a second income, so my career path is a little strained at the moment, but tomorrow is another day.  ^_^

neither have I in 30 years. Not once did a perscpective client raise the subject. Sandy, if you were to employ a realtor to list your property would you ask the realtor(s) if they were practicing real estate full time in the interview?
