The answer is Yes. There are actually a lot of benefits to this situation (as well as pitfalls as Philip mentioned). This can be an excellent situation for both parties involved. To go deeper I would need to know whether you are the landlord/seller or the renter/buyer. I would be happy to discuss the pros and cons of either side with you here or off line. In theory yes, but from a practical standpoint, I doubt that you will find anyone to do it and I am not sure that you would really want it. There are lots of pitfalls.
I would just go for a true rent and wait for the market to get better. If someone cannot get a loan today to buy it, what will happen in 6-12 months to change things??? Find a qualified tenant.
