From an inspectors point of view let me lend this note. An above ground ppool is typicaly not considered a "fixed" part of the property. In esseance it is viewed the same as a temparary shed or play gound set. On the other hand, a patio is looked upon as a permanant addition to the home. Besides function and looks, well made patios will offer a much longer service life than an above ground pool. What does that translate into? Value.

If its old and is taking all the space in the patio, please go ahead and remove it. A nice garden combined with stones, trees, flowers and grass will make a big difference.

Depends. Some buyers may want the above ground pool. I would leave it, it wont hurt the sale if the pool is taken care of. Now if the pool looks old and worn thats another story.

I agree with Kate and would advise you to replace the above ground pool with a nice patio. Many of my clients would not even want to look at a property with an above ground pool. Good luck!

I say, what the buyer sees is what the buyer gets! Don't replace so much as a ceiling fan because what you like the buyer may abhor. A substantial, cosmetic replacement like this is absolutely unecessary, unless YOU really don't want to move at all; in which case YOU derive the benefit.
If your house is cluttered; unclutter it. If your house needs paint, paint it.
If it needs repairs, repaire it --- but MAJOR reconstruction serves only to appease the residents who wish to remodel and remain in the home.

Depends on the area and the quality of the above ground pool.
In Florida, unless is it something built out with a deck, it does not add value. A nice patio would be more valuable.
In New Jersey, with winters, I would guess that more people would want a patio more than an above gound pool.

In lower price ranges buyers are not expecting a pool. Also, a lot of buyers don't want the cost to maintain and the liability. I would say yes get rid of it.

Yes, I would recommend removing it. These are high maintenance and not contributory to your home's value. A nice patio with some nice furniture makes a much better showing. Good luck!

I would ask some local real estate agents to see what their clients prefer, as these things differ from place to place. I'd also want to know what the cost of removing the pool is, the cost of installing the patio, and at the least, giving prospective buyers these estimates, and making them a negotiation point, might be easier than just doing the work yourself. Because you know the minute you take out the pool, someone will tell you they would have wanted it!
