It's a small house to begin with. The upstairs bedrooms are roughly 11x10 and the master bedroom is roughly 13x15. These are reasonably sized considering that the house is only 1350 sq ft. Yes, this house was built in 1972, so it is older. Thanks for your interest, I am going into detail since the question is posted publically and deserves a clear answer.

The property is in fact 1350 sq ft or so. An appraisal done professionally claims 1364 square feet in 2003, not counting the separate workshop/garage. I am not real keen on carrying a note on the house as I need to pull the equity out due to some unique circumstances... otherwise we'd be awfully close to having a deal.
As for updates, the house has 5 new ceiling fans and the kitchen was updated with all new stainless steel appliances (Stove, Microwave/vent hood, and Dishwasher.) Although still being finished much of the flooring is brand new with a lovely chinese mahogony laminate running through a majority of the house. It's rather striking. There is also a new countertop and sink. I replaced the horrendous sliding rear glass door with french doors to the back patio and the equally uninspiring front door has been replaced with a modern and equally attractive front door.
I am doing some final touch-ups to the place that include finishing the flooring and replacing some of the interior doors and trimming the exterior doors.

Is there a correction on the size of the property. 1335sq ft. or is it 1,035sq ft. I am vary interested in your property. I am looking for a retirement property. Would you be willing to accept $118,000 and carry back a Note for 30,000 @ 10% to be paid over a period of 5 to 6 yrs. Also can you tell me the yr. the property was built and whether you have completed any recent updates to the house or property.

I won't carry paper on the house, thanks for asking. As far as the number, you're not being too unrealistic. We could come down a little from our number and meet somewhere in the middle I am sure.
