To answer your question correctly, abit more information is needed, rather than someone else attempting to hijack a potential customer.
The seller has accepted an offer on the property in excess of $330,000. That offer however is "pending" closing.
Properly stated any property which is offered FOR SALE is available for others to make offers on, subject to the pending offer. If the pending offer closes, then clearly the property then is SOLD. If the pending offer does not close, then any back up offer may then take a priority position.
