I thought everything was an excuse to ask for a reduction.

I certainly would ask for a reduction for radioactive granite counter-tops that have to be coated with a mixture of solvents and plastic every 6 months in spite of the Realtor thinking they add value.  If they don't add value to me as a buyer, I need a reduction to get rid of it.

Sure, I used to think a pool in a house was an advantage, but now I just see it as a liability that not only is an insurance and health risk, but that also takes up substantial valuable space, takes a lot of maintenance time and is a potential breading ground for mold and mosquitoes.

Pasa - I do love your posts. You never fail to give me something to think about that I had not thought about before!

Like many amenities an owner adds in his/her home, the value of it lies in the buyer. To some, it would be a waste of space, but to others it would be a dream come true. Is your community composed mostly of older people? If so, it could be a selling point.

No , no endless pool , just an exercise-pool , for the elderly owners .Although nicely done , I think I could get more heated SqFt , therefore ask for a  higher price when I am getting ready to sell , or am I wrong ?

Many people would consider an exercise pool an asset rather than a liability - provided it is tastefully done.

Do you mean an "Endless Pool?"  It could be seen as something that could add value to the property.

If it's properly installed, I'd not view it as a detriment to the value of the home.
