Some buyers prefer the shared wall to maximize internal square footage for the same purchase price. By comparison, large twin homes (4000 sq ft) in East Sandy (approx 1400 East, 10000 South, south of Sego Lily) sold for $400k-$500k in 2007/2008. (probably 20% lower value now). Twin homes make sense for many families, if they cannot afford the equivalent Single Family (detached) home in similar condition/size/neighborhood.
If anything, new home sales may increase the neighborhood appraisals in future years (no affect for first year).

Twin homes being built in sandy probably would not have much of an effect on appraisals for single family residences in the area.
The reason being, I as a lender will only accept a single family property appraisal with comparables of other single family properties. I would not accept a single family property appraisal with twin home comparables. Twin homes will need to be compared and appraised using twin homes, and single family properties will need to be appraised using single family comparables.
