Wow, why is this so overpriced? Compare to the many other homes in Keene Ranch currently for sale.

Most recent sale on 5 acres:

Sold Price:    $815,000      Seller Type:    Bldr      Loan Amount:    $417,000
Contract Date:    12/4/2008     Concession Amt:    $0     Interest Rate:    0.00 %
Sold Date:    1/15/2009     Concession Type:    None

then the one I referred to before:

Sold Price:    $1,110,000      Seller Type:    Indiv      Loan Amount:
Contract Date:    6/27/2008     Concession Amt:    $0     Interest Rate:    0.00 %
Sold Date:    11/26/2008     Concession Type:    None

It ain't pretty, it's more about the credit crunch allowing such a high level of inventory.

It's 6 + acres horse property in Keene Ranch.  Doesn't look like it's ever been lived in.  Fully finished basement.  Looks like the price has changed from 1.3 to this.

Last one that sold was 1.1 million that was 12 acres.

It is always the seller who ultimately prices the home.  Professionals do extensive research before suggesting a price to a prospective listing client, but in the end, it is the client who prevails in the decision.
