Wrong Square Footage on Appraisal

We are building a new home.  The appraisal was to be done based on the house plans.  It came back with a lower square footage than the plans had and some wrong amenities and/or left out amenities.  I refused the appraisal and asked the lender to have it re-submitted and specifically pointed out all errors in the appraisal.  4 months later, I received the new appraisal from the lender and it was EXACTLY the same as the first and had to close using the bad appraisal.  Can the appraiser fix these errors and re-submit to the lender before we do the final close?  I spoke to the appraiser and he does not remember doing an update of the original appraisal at all.  He is going to go do measurements for me to get the actual square footage, but is not sure if he can re-submit the correction to the lender without them asking for it.  Any input as to the steps I need to take to get this rectified would be appreciated.

You said you already closed so its a done deal. Not sure what you are asking.

The appraiaser goes by LENDER requirements for your LENDER loand, and some thing on the lender appraisal may not be what you expect, ie appraisers DONT count patios, but patios are included in buliding plans. Many amenties are assumed and taken in to consideration in apppraisals but arent readily apparent to readers of appraisals.

If the appraisal came back as the same, thats how the lender wants it. If you dont like the value the lender is giving you,get a new lender. The appraiser - in this case- works for the lender.

The lender wont accept it after the fact, but its nice the appraiser is going to re-measure for you. . . .
