first of all, zillow is behind the curve just as often as they are in front of it

second, they admit that their zestimate can be off by as much as 20%(good luck with that)

third, no one, and i mean no one, will ever be making a serious offer without his/her own set of comparable sales to prove, not to you, but to himself that he is making a good offer.

fourth, why should anyone publishing an opinion be illegal? there are places like that, if you dont like the 1st amendment then you can move ... its a free country ^_)^

fifth, if there is one person who you cannot blame for your house falling in value, that entity is zillow. not only were they not complacent in the insane "buy now or be priced out forever" pitch, but had you come to zillow 2005-2007 (and beyond) you would have found that many of us here really did not want people to overpay for their houses/take out equity on false gains. this community wants housing price stability, that comes when people can afford their homes. obviously we have a way to go.

Wait, you are claiming that a house, that is 50 years old, on the street, next to a high school, with only 1.5 bathrooms is undervalued at $365,000?  If the address didn't say Bellevue you'd be $100,000 over priced at $365,000, let alone the $399,000.

In my personal opinion, Bellevue is still over priced, and has been over priced for a long time. It is basically strip mall hell full of mid-century not so charmings, with one decent mall downtown (with a good owner who is a good advocate for the local business community) and some severely over-inflated condos.

Everyone is entitled to an opinion - and Zillow publishing it's opinion does not make it illegal. If you feel that a zestimate for a property is incorrect then prepare to make that argument with a buyer/seller by compiling your own market stats and comparables to make your point.

Zestimates give people a starting point to work with - as with any "estimate" they are not designed to be the ultimate word on the value of a property.
