Congrats Patty! I'm curious - what was the ultimate factor that got a buyer to 'move'? Was it a price reduction, concession on your part, or just waiting for the right buyer to come along? I'm curious!

We conceded a bit on price (much more than what we really wanted, in truth), but this was the 52nd showing since June...(a couple of other offers that fell through along the way)...so, it was also a great deal to do with "waiting".

Just wondering if you've been through your inspections yet and are done with the "discovery" period. If you're through that phase, fantastic! Time to pull out the bubbly! If not, I'd hold my breath until that phase is over. I say this from experience as we lost two buyers (two contracts) during the discovery period - not due to inspections, the house or us. All due to idiot buyers who were buying on a whim and not on reality. I really hope that you have great buyers who won't let you down.

Hey Deanna. We just went under contract "officially" this morning. The buyers have not included any inspection contingencies (go figure!). In fact, the only contingency is financing, and they've already been pre-approved. But, you are right...I haven't popped the cork yet! (We've had two fall through right after the mortagage meltdown reared its ugly head!)
