You can claim your property on Zillow and edit the square feet. If the bonus room was done with permits (fully signed off ), and is under heating/air conditioning, then you can include it. If not, you may be getting yourself in trouble including it. Is it included in your assessor's appraisal? The long term solution is to make sure they've got it included.
Zestimate is not a straight square foot calculation. Adding 10% to the square feet doesn't add 10% to the Zestimate as other features that are part of the formula (such as lot size) don't change.

Gus, Zillow just does a zestimate based on public records which are rarely accurate, I help buyers and sellers here in the Triangle, Raleigh,Durham,Chapel Hill, I think I would fall over if I found accurate sq footage on any of the government sites!....Was the bonus room completed with a permit, if not, its not allowable. Talk to a realtor, if you don't have one, click on my name and I can refer you to one. Also regarding price, again, just a zestimate. A realtor or agent will know to do a comparative market analysis to get a better idea of price. Good luck to you Gus!


You have the wrong square footage on my home, how can this be corrected?
The sqft is listed at 3,823. This is without the finished bonus room of 278 sqft, thus the total should be 4,101 sqft. This should raise the current Zillow estimate to $499.9K.
