ZEstimates are more fun than practical. If you want to know the Fair Market Value of any home, I suggest that you contact a local realtor (like Bryan) or contact PGI Management at 801-843-6900 and ask for a Comparative Market Analysis (CMA). Ask for a CMA with at least 6 Sold Comps and at least 3 Active Comps. Then you are much better prepared to determine a Listing Price or an Offer Price.

Appraisals are all subjective, you can get 20 different answers from 20 different appraisers. If you are referring to the "zestimate", that is far from an appraisal. Zillow should be used as a guideline to get an idea of prices, not a substitute for a professional opinion. Appraisals don't set market prices, buyers do, and if it is priced to high then it won't sell. A seller has every right to ask whatever price they want, and a buyer has every right to do their "due diligence" and make sure they are spending the right amount for a property.
