I believe that these 4 things really do help a Seller , Sell their home faster. The home is more appealing and a buyer is able to envision themselves in he Home.  I just wanted to get others opinions on different approaches in Selling a home fast with simple physical changes to their property.

All nice, but IMHO price sells homes, Realtors only facilitate. Realtors understand that too, its just usually the seller doesn't, since they usually want more than the home is 'worth'.

To sell to me THOSE are the 4 most important elements for me to buy.

My thoughts on key physical elements that sell a property are:Location
Floor Plan, Neutral Decor, Must Be Sparkly Clean,& Freshly  Painted is a plus.

As REALTOR licensed in both Indiana and Colorado, my opinion on the top 4 most important features in selling a home include:
1. Location!  In a challenging market, great location sells first.
2. Curb appeal.  In any market, the house has to look good from the outside to get buyers interested.
3. Price. Especially in a challenging market in a slower season, price is an over-riding factor in not only whether you'll get showings but whether it will sell. Watch the comps and your dollar per square foot!
4. Interior (Layout & Level of Finish). Ok, so I kind of have a top five really. However, it's important that not only the floorplan function for the potential buyer, but few buyers want to renovate and instead prefer to buy a very well done home that flows well. The amount of square footage is not as important as functional room design, flow, storage space, lighting, kitchen layout, and more.

Here are my priorities for a house I will live in...

#1 - Location :: If I don't want to live in an area, it could be the "best house in the world" - so what?
#2 - Floor plan :: Okay, it's in the right area. Can I live in the house? Does the layout match my lifestyle?
#3 - Condition :: Location? Check. Floor plan? Check. Is the house well maintained? At least not beyond reasonable effort?
#4 - Price :: Does the price reflect #'s 1 and 3? Don't expect to pay a whole lot for #2, other than for more-sqft-vice-less.

Priorities are quite different if it is intended for resale or rental.
