Well, for starters, that was what it was appraised at about six months ago. That's probably not realistic anymore with the slight decline in the market.
There are many other reasons for the price difference. The main one being that it is a new house, the others are not. The only thing original on the property is the gas line, so there is a big difference between the 1945 3bd that sold down the road. Fresh paint on a old college rental does not equal the value and peace of mind of new construction.
I don't keep the zillow listing up to date but, I didn't delete it just in case someone is interested. Is it a realistic price in this market? Probably not. I'm not dying to sell so I might as well name a price that would make it worth my while if someone were to fall in love with the place.
