Your estimate is so far off it is pathetic. I just had my house appraised at 160K.

And I had a realtor come in at around the same appraisal price.  I am not sure if you really understand all the markets that you do estimates for but in MP there is a big difference in locations and your comparisons.

Demarcki,  in your area the sales range from 25k to 210k. Zillow more than likely averaged the sales. The appraiser used comparable that were simular to your home in effective age, sq footage, room count and most recently sold. It is very critical that home owners understand or contact professional that understand how banks/appraisers determine value. it may help or hinder value in your case it helped, congrats.
