Yes, some people think that.  Accuracy is quite variable depending on where you are and the data available.

If it doesn't work for you, look for what you need elsewhere.

It is a logarithm --- really the best way to get an estimate of value of your home is to contact a local agent.

"ZIllow does a great job with their Zestimate."

I'm sure that Zillow appreciates the compliment, but I don't agree. Zestimate values in Utah where you are as in some other states are problematic. No one should rely on them based on Zillow's own Utah accuracy numbers.

If you need a value look at past sales, ask a local agent for recent listings/closings or hire an appraiser. That advice holds for any owner needing a closer value in any state, but goes double for Texas and Utah.

ZIllow does a great job with their Zestimate. However if you want the most accurate valuation of your home, short of paying for an appraisal, you really should consider contacting a Licensed Realtor to do a Comparable Market Analysis.

Seeing similar homes in size and style that have recently sold will be a real eye opener to the true value you home will bring on the open market.
