Your new algorhthm makes no sense.

Despite Zillow's 1) having my house valued $856,500 on Friday, June 10th, and b) having houses nearby showing as sold in the $900,000+ range, your new calc as of June 13 claims that my house's value dropped by a mere $17,000 compared to a month ago. Currently shown as $770,000+, your 'zestimate' dropped by 80,000 in a mere 3 days!  I'd say you still have some bugs to work out, Zesti!  UBS, by the way, recently told me that Zillow estimates are notoriously inaccurate in the extreme.

Hi Burbidge,

A "zestimate" is just a general estimate of nearby properties.  A Realtor can provide you with a CMA or Comparative Market Analysis which will give you a better idea of what your house is currently worth.  A good CMA will include the school district right down to the elementary school where your house is located.

Zillow estimates (Zestimates) are just a starting point when trying to determine value. In my market I did an analysis of all the homes sold in a 30 day period and compared their sales price to the Zestimate and found huge discrepancies. You can edit your home details, choose better comps and explain why you feel the Zestimate isn't accurate. All who use Zestimates should keep in mind that this is an estimate that has been calculated without anyone having visited the home.
