Your sales prices vs. actual sales prices

A friend and I noticed that several sales prices you show for homes that have sold in our respective areas (Fairfax, CA and San Rafael, CA) are about half the actual sales price that we were able to compare to a listing providing by a local real estate association that lists the sales prices of recent home sales. We noticed several discrepancies. We were wondering if perhaps somehow what you are listing as the sales price might perhaps be the mortage amount that the home purchasers financed to purchase their properties. If you are using these errant numbers to reflect on the value of comparable homes then you are using the wrong numbers. You show my property dropping in value by $50K in the last month to $791K while knowledgeable real estate people in the area tell me I could get above $1.0 million for my home if I were to sell it now which I don't plan to.
