Zestimate appears low-I've updated specific attributes about our home, and unique sub/plat amenties

I'm aware of Zestimate algorithm uses information learned from all sales and then tailors your home's Zestimates according to its specific attributes. I checked our regions accuracy, and zestimate still seems off for our house & sub/plat, that has unique specific attributes for our area.

 

I added specific attributes, exterior photos, and gave more information on our property, and our plat's unique 1/7th interest in beach rights, that abuts Narrows Bridge, that the access trail was extensively updated about a year ago.

 

I WAS JUST CURIOUS;

Does Zestimate algorithm, account for views, beach rights, and unique specific attributes that are udated on the system? I understand that Zillow, does not probably review, bi laws, and CC&R;s of plat's for homes that can or cannot be obstructed from overgrown vegetation to preserve or not preserve a view.

 

Does zillow update such specific attributes, based on photos, and owners/agents input beyond county records, and send back through Zestimate algorithm or is there to further help, and inform everyone interested in such area?

If the specific attributes are reflected in the home facts data, we do take it into account. However, that said, the core home facts such as beds, baths, sq footage, assessed value, etc are the largest factors (other than sale prices) into the zestimate algorithm.

 

We do not look at photos, so aerial imagery and photos uploaded of the house have absolutely zero impact on Zestimates. That's the main difference between an AVM like Zillow uses and an appraisal/CMA by a local professional -- a local pro has been to the house and knows the market and the nuances about the area, whereas we only know what the hard data tells us about a house.

One thing I would recommend is to take advantage of the owner's estimate function.
