Zillow takes their 'figures' from public records. What you might consider a comp house really might not be, we base comps on a number of criteria. Age, square footage, location, upgrades, recent sales, land size...etc.

Zestimate changes differently in same neighborhood
just seems curious... I would wonder same if it were revsersed... seems the science would be the same for both houses.
