You are right, the Zestimate doesn't include everything that potentially adds to or detracts from value. Public records don't provide this information. This is exactly why Zillow has the "my estimate" feature. As you may have noticed, Zillow is modifying their "my estimate" feature so it is temporarily unavailable. This tool, in the past, has included many options for identifying features that may add value to the home. Have you tried it out when it was available (up until a couple of weeks ago)? Do you have some suggestions for Zillow's team on that tool? perhaps a polite E-mail with your thoughts on how to improve the tool would be appreciated by the team.
