Would like to suggest that you add a variable, List Price to your Zestimate formula. If a property is listed for sale for a price less than the Zestimate, and the property is not under contract/or sold, the property is definitely worth no more than the list price. Seems like this would improve the accuracy of your Zestimates.

Just a thought and an easy fix for you!
