Zestimates

Our house has a Zestimate of $285,300. It has 3 bedrooms, 2 bathrooms and a square footage of 1700. The house next door has a Zestimate of $305,800. It has 2 bedrooms,1 bathroom and a square footage of 1354. How can this be?

I should add that Trulia estimates our house as worth $443,000 and the house next door as worth $301,000. These figures reflect comparables (both sold and for sale) in the area far more accurately than Zillow's. How do you account for this huge discrepancy?
