Zilker Neighborhood, Austin TX 4th Qtr/Year End Numbers 2010

Thought I would share the 4th Qtr/Year End sales statistics in Zilker.  I am a 15 year resident of Barton Hills (next to Zilker) and specialize in the Zilker and Barton Hills area.  If anyone would like to see the full breakdown (and likewise past quarters) either contact me through my zillow profile or go to my active rain blog.  These numbers are compared to Q4 2009.

Home sales +46%,16 sold
Avg List Price  +29% to $486,629
Avg Sold Price +25% to $455,850
Avg Sq Ft +12% to 1740
Avg List Price per sq ft +7% to $266.97
Avg Sold $ per sq ft +12% to $261.98
Days on market +100% to 102

Year end:
Homes sold +9%, 48 sold
Avg List Price +11% to $449,943
Avg Sold Price +10% to $425,924
Avg Sq Ft +9% to 1652
Avg List Price per sq ft -2% to $263.25
Avg Sold $ per sq ft +1% to $257.82
Days on market +21% to 87 days

The 4th Qtr Avg List Price and Avg Sold Price number are somewhat artifically inflated as there were two $1 million+ homes sold.  Otherwise Avg List per sq ft and avg sold per sq ft, are likely a more accurate representation of the increases.  The year end numbers were pretty solid considering the Austin area averaged 35% lower sales from July to year end.

Good stuff David. Are all those condos behind Uncle Billy's sold yet? My son looked there, but decided that he would rather be downtown if he was going to pay the kind of money that they were asking.

He's going to have to sell this first though.
