Zillow's Listing of Recent Sales

Zillow is seriously deficient when it comes to showing recent home sales (?April, 2010 to Dec. 2010 with just ONE sale in Jan. 2011 & ONE sale in Feb. 2011?)!  We have had more sales than that in our immediate neighborhood in Jan. & Feb.!  You have a responsiblity to be more current as it greatly impacts (positively/negatively) those of us trying to sell our houses in April 2011.

Zillow's data is never current since they are not providing MLS listings directly like REALTORS do. There is a reason why they call it a ZESTIMATE instead of Estimate because the Zestimate values are generally off by as mush as %20 which is unusable. So dont go by Zillow
 when it comes to property value statistics.

succes4 don't expect local market knowledge from Zillow they do their best bbut their data & zestimate systems are not ready for prime time. Don't stress over it.

Bela is spot on, most srious buyers are working with a REALTOR so they aare getting the compleate market picture.

Real Estate appraisers don't look at this site at all so relax and trust your REALTOR!

Most serious buyers are working with Realtors or looking at multiple sites   in addition to Zillow.  If you are getting decent showings - you are ok.  Days on market is higher these days unless you are very motivated and priced below market.  I hope your Realtor has a good online marketing strategy that includes enhanced listing packages and social media.
