Zillow's zestimate doesn't seem accurate and I would like to know how they come up with their figure

They use what is of public record; however, Idaho is a non disclosure state so their records are not very accurate sometimes here.

In my humble opinion, houses will never effectively be measured with any more than a 5-10% margin of error with automated systems here in Idaho unless we start mass producing homes with stock plans and no custom options.  Even in our tract home projects, a home might vary $25,000 depending if the buyer goes on a cheap lot with no upgrades verses adding custom upgrades.

Homes are not commodities and should not be sold by the sq. ft. any more than art should be sold by the pound!
