Zillow Market Value

our home in Lubbock, Tx has been DEVALUED by Zillow at least twice in the last couple of months. The real estate values in Lubbock, Texas do not follow the same market trends as other areas of the U.S. Our home's tax valuation is almost $24,000 HIGHER than Zillow's most recent market posting! We are planning to sell soon...our recent market analysis performed by Coldwell Banker is $299,900. I think Zillow needs to review their evaluation of local trends versus national trends more carefully as it has a profound affect on our properties. Thank you.

I feel for you. In Texas, many of the values I look at are really off due to the lack of public information in your state. Texas is a non disclosure state and that makes it hard for anyone buyer or online valuation to get a decent estimate of value without access to the local MLS system. Your best estimate of value in Texas will come from a local agent who knows your area.

Is it possible that your neighborhood has a number of foreclosures?  If so, I think that would effect the price, regardless of how nice your house is.  We're looking at a number of houses in a gated community in CA.  Those owners putting their houses on the market are horrified at the lowball offers, AND, if they must sell right away, they may take a loss.  Here, it's a pretty good time to buy, but not to sell.
