Zillow Not Staying Current

I check Zillow regularly and love the site. However, in recent months I've noticed that the site hasn't stayed current with happenings on our street.

For instance there are (were) 2 homes for sale on street - neither are listed by Zillow as For Sale. One sold 2 months ago but the sale price has not been reflected on the site. I would have expected that sale to have been updated by now. We also would have expected the home prices around us to recalibrate based on that sale because we are just doors away. Lastly the other home that was for sale is still for sale but again, Zillow doesn't reflect that.

I want Zillow to be more accurate and timely with changes otherwise there's the perception that Zillow can't keep up!

Zillow's estimate is too low on my house that is on the market and I have no way of contacting Zillow. This is hurting the marketing of my home.

Well at least you can say that. My house has not been included in zillow and has been built and up for nearly 2 years.

Yes, and it seems the only way to add a house to zillow (if it's not already there) is to post it for sale. If you know a house is there, you should be able to add it. I know zillow is getting data from the whole country, and there is probably a delay from the time of the sale, until Zillow gets the data from the town halls, so I can understand sales not always showing on time. I personally have gone through the MLS in my town and entered every for sale home in my town. I am also updating them when they go under deposit and adding the sale price when they close. I probably should be on Zillows payroll (it is alot of work), however, since every listing now has my name on it (unless the listing agent or homeowner claims it) I figure the free advertising I am receiving is probably payment enough.
Anyone can post a house for sale and put the sale price in when it sells. This probably will result in more accurate zestimates for us all.

My situation is this: I am a loan officer for a reverse mortgage company, and I use zillow for my estimates. There are times where all I can get is just the assesed value. The home in question is not for sale and I would like to know if its possible to get a zestimate without putting it up for sale.

We do want our data updated every time a house has been sold or there has been changes in the neighborhood, however, we have to wait for the transaction to be recorded by the county and then wait again to be notified by 3rd party data providers that they have recorded the update (if we didn't wait for this process, the old record would override our correction, thus, resetting it).

As mentioned by Kara Phadael, if your home is missing in our data base, you can create a property with your address but with blank information for you to fill-out by posting it for sale.

However, if you don't want to post it for sale, you can also place a "Make me move price" or a "blue" flag on top of your home. Make Me Move is an easy way to tell others the price you'd be willing to sell your home for, without actually putting it on the market.

You do not need to post a home for sale to know the Zestimate value of the property.

Zestimate values are computed based on county transactional data (home facts, recent sales, etc.) and if we have enough information, then the Zestimate is provided for the home.

However, there are also "non-disclosure" states (Idaho, Indiana, Kansas, Louisiana, Mississippi, Montana, New Mexico, Texas, Utah, Wyoming) where transactions are not publicly reported. We do have access to the home details and the market/tax-assessed value, so we are showing you that information.

Uh, I don't think so. We built our house in 1994 and the public record shows 50,595 sq ft / 1.16 acres lot size (and always has), whereas Z* shows 27,142 sq ft / 0.62 acres.

Not that we would consider selling/moving but it show you have a "problem" in your data collection procedure.

Our data providers periodically refresh their records with new updates from each county but I cannot predict when that will correct the records for your house. We will notify our data provider of this error.

In the past year we have been very active in remodeling our home and are now moving out into the yard and renovating the pool and doing extensive landscaping. We are spending considerable amounts of money to update and improve the value of our home. In the very recent past the Zestimate has also shot up considerably. It is not clear to me the reason for the rapid increase in the zestimate. In my mind it could be a result of local market conditions or the work that we have been doing. If it is the later, how does zillow know what we are doing. We did take out permits. Is that how the Zestimate is affected?

The Zestimate is just a starting point in figuring out the true value of a home. A variety of things, depending on where you are located can cause a change or difference in the Zestimate value -- most likely, new sales transactions that have been entered in our system or potentially updated tax assessments for each home.

We won't be aware of the renovations and changes on your home, until you report any these to your County Assessor's office. Our data providers will collect the new record from your county office and make the necessary changes in our data base.

Hi Karen~
When I click on the flag over my house for sale, the sq. ft. is correct, 2,370. However when the home first appears on Zillow Zestimate it shows up as 2,106, making it seem over priced. Really need to fix this. It is hurting the Sale of my home. Louie 503.975.2208

The bubble that shows the home information reflects the owner's facts and not the public information. This is why, the bubble for your home shows 2,370 square footage.

As for the wrong square footage, we recently received a batch of incorrect sq. ft. data from our data providers. While we are working with them to resolve this issue we have removed the sq. ft. from the houses that were impacted. Your sq. ft. should be back on the home's detail page within a few weeks.
