Don't worry. Homeowner's place way too much importance on Zestimates. Appraisers don't use Zillow estimates, or estimates from any other consumer web site, and neither do lenders or real estate agents. It's just one web site, and it does not affect the resale value of your home in the slightest.
Real estate agents are what buyers should be using for values, and to find up-to-the-minute property lsitings. Zillow has some great tools, but values can be way off.

I don't know if Zillow is accurate for your house or not, but that recent 40K price reduction tells me that the market is still finding it's way ion your area.
Any estimate of value whether form Zillow, an agent or an appraiser is some form of estimate based on varying degrees of information. You will not know what your house is really worth until a qualified buyer makes an offer.

Unfortunately in Michigan Zillow is not accurate at all. They still show homes on the market that have been sold for two years. It is up to the listing agents to get the correct information to Zillow and a lot of them "forget" to update Zillow. This is a major problem here. Also, the listing agent forgets to mark the property "Sold" after it closes and put in what the home sold for. I have been finding some of the information they give out on the value of a home is really the "refinance" price, not the actual sold price. Some food for thought. I would suggest you always check with a Realtor to verify the information!

Sometimes Zillow is not the most accurate website, but you can always reach an agent you find on Zillow. Agents are usually very responsive and profeccional and can answer your questions.

Anyway, one of the variables used in the modeling is the last sold price and date, as that is one of the few ways to measure any valuation for the construction quality, structure style, views, casework, and amenities.
The only way to change it is to modify the details, and the only way to change the last sold price and date is to sell it.
If your agent suggested "chasing the market down"; then the issue is the agent, not a media website.

Zillow doesn't offer quotes, appraisals or CMAs. Zestimates are calculated using the same available factors for all homes, but I see that many of your neighbors don't have lot sizes shown. Zestimates are recalculated if the data change. Zestimates don't take into account upgrades or other features that may add or detract from value, thus are a starting point for comparison of properties.

Zillow Rip Off?
Your extremely low price on Zillow is absurd and rediculous.
The Dollar store sales demeanor of your web site and unprofessional attutude and complete lack of including all information shows your true unawarness of the market.
This house has over $40,000 of upgrades and has a larger lot than the lots of the neighborhood. The Privacy factor and spa make it a idea home for a family to live and be extremely comfotable. The large yard is especially Great for children and pets. It is a one owner home and ready to be moved into, it is called a turn key deal. Zillow sadly is so generic that it is a pathetic source for a home buyer.
