Zillow.com is affecting my potential resale value with inaccurate zestimate. I want this changed!

I have compared my home to homes in my community that are exactly the same design yet do not have the upgrades that my home has and have found that my home is undervalued by at least $40,000 if those other zestimates are correct.  Not only that, a bunch of homes in my community have inaccurate square footage and bathrooms etc. I want this changed immediately since it can greatly affect my resale value. This is cause for a potential lawsuit!

It is understandable that you compare your home to others in the community.  Upgrades do not always increase value. Square footage does not compute equally across the board. 

Whether it's your estimate or Zillow's both are merely opinions. Only an appraiser can determine current market value.

Zillow will not change their Zestimate unless their internal data indicates it needs to be raised or lowered.

I have never had a buyer come to me with a Zillow print out and tell me that's what they felt the house was worth.  Seriously, I would not pay any attention to Zillow's opinion.

Zillow will not change Zestimates by request or remove them as far as I know. They are not appraisals, but estimates based on public record and sales trends in your local area. 

As the owner, you can claim your own house and update your home facts. That can help make your Zestimate more accurate, but there is no way I know of to update other owners houses. Value is not set by Zillow and it is not set by your listing price. Buyers value property in their own and will rely on the available comps that have sold recently.

Zillow readily admits that its Zestimates are merely estimates based upon public records.  When you are ready to sell your home, use a Realtor who will explain to you & potential Buyers to focus on the real estate market, not Zillow.  You can contact a Realtor now to obtain a free CMA (Comparative Market Analysis) so you have an good estimate of the approximate value of your home.
