Zestimates take into account the basic facts of a house, such as lot size, room number, house square footage and a few other details. ZIllow does not have a way to take into account water front, fantastic views, rotten foundations, granite counters and many other features that add or detract from the value of a house.
Hence, you can help Zillow's Zestimate by choosing water front property comps, but be aware the Zestimate is only a starting point for property comparisons and don't put too much emphasis on it.

Zillow does not have a way to add value for waterfront beyond an increased assessment value or sales price that it can see in the numbers. I am sure that any buyers will appreciate that feature, but waterfront is one of Zillow's limitations since they can only see numbers alone.
Zillow doesn't recognize that 225 Woodland Hills Rd. in Clinton TN is waterfront property?
Actually 335 Woodland Hills, a typo.
Although a very similar house two doors up just sold for $385K, ours is valued at $201K.
Across the river, the same situation applies - the riverfront houses have similar values to those back of the subdivision. What's going on?
